In the Netherlands, a mortgage (“hypotheek”) is a long-term loan used to buy a home. You borrow money from a bank or mortgage lender and repay it monthly, usually over a period of 30 years. Your home serves as collateral for the loan.


There are two main types of Dutch mortgages:


  • Annuity mortgage (annuïteitenhypotheek) – You pay a fixed monthly amount consisting of interest and repayment. Over time, the interest portion decreases and the repayment portion increases.
  • Linear mortgage (lineaire hypotheek) – You repay a fixed amount of the loan each month, plus interest on the remaining balance. Your monthly payments are higher at the start but gradually decrease over time.


Most Dutch mortgages have fixed interest periods ranging from 1 to 30 years. During the fixed period, your interest rate remains the same. After that, you can select a new fixed period or switch to another lender.


If you meet certain conditions, you may qualify for mortgage interest tax deduction (hypotheekrenteaftrek), which allows you to deduct mortgage interest from your taxable income. First-time buyers can often borrow up to 100% of the market value of the home, but you must cover purchase costs (such as notary and transfer tax) yourself.


Applying for a mortgage typically involves:

  1. Checking your borrowing capacity.
  2. Getting mortgage advice or choosing an execution-only option if you know what you’re doing.
  3. Receiving a binding mortgage offer.
